Maintenance Supervisor

The Maintenance Supervisor is responsible for overseeing and managing the maintenance and upkeep of all campus buildings and infrastructure. This includes performing routine and emergency repairs to ensure a safe and comfortable environment. In addition to supervising and directing maintenance technicians, the Maintenance Supervisor will also be actively involved in hands-on maintenance work as needed to address immediate concerns and maintain operational efficiency.

The duties of the Maintenance Supervisor include, but are not limited to:

  • Collaborate in the development of goals and objectives for the Maintenance Department
  • Recommend improvements to existing standards, policies, and procedures
  • Establish schedules and methods for providing facility maintenance services without disrupting scheduled campus activities
  • Issue and complete work orders using the Asset Essentials work order system
  • Plan, prioritize, assign, supervise, and review the work of maintenance technicians
  • Perform hands-on maintenance work to support the team and address immediate issues
  • Train and coordinate training for staff in facility maintenance, safety procedures, and techniques
  • Monitor and control supplies and equipment, including ordering tools and materials as needed
  • Develop and organize preventive maintenance programs for all campus locations, and maintain records in the Asset Essentials system
  • Perform regular building inspections to identify and address potential issues
  • Inspect and troubleshoot equipment and systems
  • Collaborate with contractors and other campus professionals as needed
  • Adhere to all health and safety guidelines, including wearing appropriate personal protective equipment (PPE)
  • Ensure work sites remain clean, safe, and orderly
  • Comply with local and state building codes
  • Perform other duties and responsibilities as assigned

Qualifications

  • High School diploma required; an associate degree from a regionally accredited institution is preferred
  • Relevant training and experience that demonstrates the ability to perform the duties and responsibilities of the position, including experience in one or more building trades
  • Ability to define problems, collect and analyze data, establish facts, and draw logical conclusions
  • Strong organizational skills with attention to detail and accuracy
  • Ability to work independently but also be a team player 
  • Must have a valid NC driver's license

Working Conditions

  • Must be able to work both indoor and outdoor environments, with exposure to varying temperatures  
  • Moderate physical activity requiring long periods of standing, walking, and periodic lifting of 50 pounds or more  
  • Must be able to ascend and descend ladders up to 25 feet high to carry out inspections and repair work  
  • Must be able to physically maneuver to access and repair equipment and buildings as needed
